Eden Prairie, Minnesota
Painting and coatings for Eden Prairie homes and businesses
Book a free estimateEden Prairie is a newer city than most of its neighbors. Its population barely changed for 80 years, reaching only about 2,000 in 1960, then swelled to almost 60,000 by 2000. The houses tell the same story: the median year built is 1988, and about 55% of the city's housing units went up between 1980 and 1999. If your home dates from those years, here is what we see and do in Eden Prairie.
Oller Painting and Coatings is based nearby in Bloomington. We have finished more than 2,500 projects since 2014, every estimate is free, we never ask for a deposit, and our work carries a two-year warranty.
Our work in Eden Prairie
In one Eden Prairie home we removed a popcorn ceiling texture and finished the ceiling smooth. We sealed the room in plastic and bagged the light fixture before the work started. The result is a smooth, even ceiling in place of the old texture.

What we see in Eden Prairie homes
Mostly 1970s through 1990s construction.
About 34% of Eden Prairie housing units were built in the 1980s alone, about 21% in the 1990s, and about 16% in the 1970s. Only about 24% were built before 1980.

These Eden Prairie homes have tall gables and garage-front trim that put much of an exterior repaint above easy reach. Identify the actual siding material and any weathered wood at the roof edges before planning cleaning, access and the finish system.
Lead rules still matter for the older homes.
Federal rules require anyone paid to disturb painted surfaces in a home built before 1978 to be certified. In Eden Prairie that applies to a smaller share of homes, so it is worth knowing your home's build year before work starts.
Popcorn ceilings and asbestos.
The Minnesota Department of Health lists popcorn ceiling texture among the home materials that may contain asbestos. MDH recommends hiring a Minnesota-certified asbestos inspector to sample a material if you want to know whether it contains asbestos. Only an MDH-licensed asbestos contractor may disturb asbestos-containing material in amounts greater than 10 linear feet, 6 square feet or 1 cubic foot.
Lots of townhomes.
About 22% of Eden Prairie housing units are single-family attached homes, such as townhomes.
Heritage sites.
Eden Prairie has more than 200 historic resources and two properties on the National Register of Historic Places. When the city reroofed the Cummins-Grill-Phipps House, a locally designated Heritage Preservation Site, the project needed City Council approval to ensure it met standards for historic properties.

The Cummins-Grill-Phipps House puts painted porch posts and bay-window trim against Eden Prairie's older brickwork. On a home with similar details, assess the existing finish on the wood and preserve the unpainted masonry while checking any property-specific preservation requirements before exterior changes.
Water everywhere.
The city is home to 19 lakes, four creek systems and over 1,000 wetlands and ponds.
Eden Prairie painting FAQs
My Eden Prairie house was built in the 1980s. Can I get rid of the popcorn ceilings?
Yes. We remove the texture and finish the ceiling smooth, sealing the room in plastic first, as we did on the Eden Prairie job above. Because MDH lists popcorn texture as a material that may contain asbestos, we recommend having it tested by a certified inspector before removal.
I live in an Eden Prairie townhome. Can you paint my unit?
Yes. About one in five Eden Prairie homes is a single-family attached home. For exterior work, ask your association first whether it controls exterior colors or handles exterior painting itself.
Is my house too new to worry about lead paint?
If it was built in 1978 or later, the federal lead renovation rule does not apply. If it was built before 1978, it does, and we will plan the work around it.
I own one of Eden Prairie's historic properties. Does exterior work need approval?
For a locally designated Heritage Preservation Site, check with the city first. The city required council approval for roof work on the Cummins-Grill-Phipps House.
